Danish joiner - qualified through Danish apprenticeship and study scheme from 1979 to1982 NZ Certified Builder - registered in 2003.

  Experience:

  • Denmark - A wide variety of residential and commercial work for Borge Thomsen, a large provincial building and joinery firm.
  • Norway - Sub-contracted as a team of three carpenters to Blockwatner and Moelven, large construction firms building new suburbs in southern Oslo.
  • New Zealand - One year building commercial and residential buildings with CCL.
  • One year working with two self-employed builders renovating bungalows and villas in Auckland.
  • The past 13 years - self-employed, renovating bungalows and villas.

Since becoming self-employed in 1991, Hans has renovated over 550 properties in central Auckland suburbs.  He has a number of long term clients, some of whom include their extended families.

  TERMS OF BUSINESS

  Consultation:

An initial meeting is, of course, gratis.  From it, the architect, Hans and the clients can gain an idea as to whether or not they can work with each other.  Issues discussed would include Hans’ assessment of the plans, approximate time and cost of the project, availability of contractors.  Often a list of client items to be clarified arises, such as minor variations to consider.

  Contracts:

A written contract, even for minor renovations, helps everyone identify expectations and responsibilities.  Verbal contracts are more difficult to remember over time.   For larger projects, such as an extension or basement development, some clients wish to have a clearly stated defaults/deferred items period with a percentage of   the project cost retained over this period.  It is then necessary to clearly describe what constitutes practical completion.  We can recommend both the NZ Institute of   Architects Small works II and NZ Certified Builders’ contracts.

Note – Certified Builders offer their own guarantee over and above The Building Code, when the builder has full project management.

  Payments:

We present our invoices either weekly or fortnightly with receipts from other contractors and materials supplied by ourselves.
This serves two purposes:

  • The client has transparent accountancy of a cost-plus contract.
  • The client has full information of exactly where their money goes and can keep track of their budget.

  Preparation before work starts:

For renovations over $20,000, once a booking fee has been made and a start date confirmed with you, we offer:

  • A free colour consultation with Celia Visser, who has over 20 years experience and understands the effect of indirect lighting in older homes.  Her tact and humour make her fun to consult.
  • Or – a free consultation with a qualified and experienced landscape designer.
  • Or – a free commercial clean of your home once work is completed.

Note – the booking fee is non-refundable if work doesn’t go ahead. Once work commences, the booking fee is deduced off the first invoice.
